Apeejay Surrendra Park Hotels and Ambuja Neotia announce The Park Unizen on EM Bypass

Apeejay Surrendra Park Hotels and Ambuja Neotia, today, jointly announced the launch of The Park Unizen, a hospitality-integrated development of serviced residences on EM Bypass, marking a significant addition to the city’s evolving urban corridor.

The project comprises 69 serviced residences and is positioned alongside the upcoming
THE Park Hotel. Together, the two developments are envisioned to strengthen the
corridor’s emergence as a mixed-use lifestyle destination.

The collaboration brings together two groups that have shaped Eastern India’s hospitality
and built environment over decades. The initiative reflects a strategic alignment of
established institutional experience with rising demand for design-led, hospitality-linked
living formats.

Architecture and Design
Designed by global architecture firm Gensler, the project draws inspiration from the
layered ecology of the Sundarban mangroves, expressed through vertical articulation and
a carefully structured façade that responds to light and climate.
The interiors of the common area and club have been designed by Bobby Mukherrji
Architects, introducing a curated material palette and experiential detailing, aligning
contemporary aesthetics with contextual nuance. An elevated wellness terrace with a
panoramic pool, landscaped zones and curated leisure spaces forms a central feature of
the development.

Hospitality Integration
Adding to the gravitas of this address is the upcoming THE Park Hotel, also designed by
Gensler. With 218 rooms, this luxury hospitality landmark is envisioned as a vibrant
destination for the city, offering curated banquet and event spaces, signature dining
experiences, dynamic nightlife venues, and dedicated wellness and leisure facilities. The
hotel will also feature an air taxi landing facility. Together, these developments further reinforce EM Bypass as a key growth axis in Kolkata’s continuing urban expansion.
